Hazardous Materials Assessments

A Hazardous Materials Assessment will determine whether materials like asbestos, mould, lead, silica, PCB’s, and mercury exist within your property. It is especially important to identify potential hazards within a building prior to starting a project that may impact these materials, such as a renovation or demolition project. Occupational Health and Safety also legislates that hazard materials that exist within a workspace must be identified and properly controlled.

A Hazardous Materials Assessment conducted by ASE Services includes:

  • Thorough sampling of building materials within the areas of concern
  • Sample analysis to determine the presence of hazardous materials
  • A detailed Hazardous Materials Report
  • Review of the Hazardous Materials Report with our client

ASE Services will collect representative samples throughout the building or in the designated work area to determine if they contain hazardous materials. These small samples will be sealed in properly labeled bags and taken from areas that will not be noticed by occupants. The type, location, and condition of the materials will be identified and a photograph of each sample will be taken.

Samples will be analyzed and the results measured against legislated or industry guidelines. Sample analysis tells us if a sample contains a hazardous material, which type of hazard it contains, and the amount and concentration of each substance. The condition of these materials will also be noted to assist in determining the potential for possible occupant exposure.

A Hazardous Materials Report contains:

  • The various types of hazardous materials that exist within the building
  • Diagrams that show where these materials are located throughout the site
  • Photographs of the samples collected
  • Recommendations on how to manage these hazardous materials safely and within the guidelines of current legislation.

ASE Services will discuss the results of our assessment with our client and provide recommendations on how to properly manage or remediate the hazards. We will assist with creating a plan to either remove the hazardous materials or manage them so that these areas are not accidentally impacted creating exposure concerns for building occupants.
